What’s the difference between A Quick Sale and other Estate Agents?

 

One big difference is that we don’t have high street offices – they’re an expensive bit of advertising in an age when over 90% of people look for property online. We have a central Office and Call Centre operating 24 hours a day, seven days a week, every day of the year, and local Area Managers.

 

We use modern technology to its optimum – which means that we’re very efficient. All this means lower overheads - and so lower fees for you!


A Quick Sale

 

Did you know that many traditional Estate Agents make more from their ancillary services than they do from selling the property? Arranging mortgages, insurance, recommending Removal companies, mark-ups on EPC's, and so on.

 

That's why very often, they're more focussed on getting the property listed - and tied into a long term contract - as they know that if they list 100 properties, perhaps 30 of them will eventually sell. And each one that sells is a big profit earner.

 

At A Quick Sale we focus on selling your property in 4 weeks. That's why we only ask you to agree a 4-week contract. 

 

Many Estate Agents have been around for generations and haven’t moved with the times. We all now live in the "information age", so we use modern technology and systems to maximise efficiency and keep costs low. We do know though that selling houses is still a “people” business even when you sell your property within 4 weeks.

 

Estate Agents you never meet and who expect that anyone can do viewings, forget that buying and selling homes involves feelings, trust and rapport. We have local Area Managers as we know that there are many occasions when face to face contact works best.

 

Our Area Managers are typically dealing with just 10 properties at a time (unlike a traditional Estate Agent where it might be over 100!). This is more like the system in the USA where the Realtor is a professionally qualified person (without qualifications they can't operate) and work with individual sellers.

 

Your Area Manager will do a detailed property valuation, discuss your needs, and importantly give you feedback at least once a week. If action needs to be taken to achieve a sale we'll tell you - there's no point in not being honest if the property doesn't sell.

 

How does your service compare with other Estate Agents?


It’s better. The 3 most important things when selling a property are Marketing, Viewings and Follow up.

 

  1. Our marketing is second to none. We advertise on hundreds of property websites and have a database of Investors ready to buy. Our aim is to ensure you sell your property in 4 weeks and we do everything possible to achieve this.
  2. You might be very comfortable doing viewings, and that’s fine. If not then our Area Managers can conduct these.
  3. Our specialist staff follow up to secure the best offer – and make sure it sticks. Our system ensures that nothing is missed in this vital process.

 

What happens once I decide to go ahead?

 

We confirm with you whether you want to pay the Upfront Fee, or go for the No Sale No fee option. We’ll arrange for an EPC to be done if you don’t have one (for just £65) and arrange for the local Property Manager to visit you to take photos, put up a For Sale board, and complete the paperwork.

 

How Do You Advertise Property?

 

Over 90% of people now search online, so we advertise on all the major portals – Rightmove, Zoopla, Primelocation, FindaProperty, Home, Globrix, etc. We erect a For Sale board – by far the most effective way of letting local people know that the property is for sale. We also use Local Press – still a valuable medium especially on an attractively priced property. We also have a database of Investment buyers who we email the details to.

 

What Happens When I Get An Offer?

 

We’ll discuss all offers with you. It’s up to you whether you accept. We’ll discuss these with you to help you make the best decision. You don’t have to accept any of the offers if you don’t want to.

Once you accept an offer you can leave everything to us. We suggest you use one of our panel solicitors who we know work quickly, although you’re not obliged to do so.

Do I Need a HIP?

 

Home Information Packs are no longer required, thankfully, as they did nothing to make the buying and selling process faster or more efficient. You do need an Energy Performance Certificate though. It must be less than 3 years old. Unlike other Estate Agents though we don’t make money from these – if you need one, we can arrange it for just £65.

 

How do I know I can trust you?

We are approved by The Property Ombudsman scheme for Estate Agents (an independent service for dealing with unresolved disputes between approved Estate Agents and consumers).
