If you don't need a quick sale, or you need to achieve full market value, then our advice is to wait until the market is in better shape than now before you try and sell your property.

 

If you want to sell your house quickly and achieve more than you would from a property buying company, then A Quick Sale is an online Estate Agency and could be the answer. Here’s how our simple 5 step process works:

 

1. We provide an accurate, realistic valuation for your property.


2. We agree the marketing price with you. Sometimes we market properties using an “Offers above” system to attract interest - a bit like an auction. You only take an offer if it’s acceptable to you – and you don’t have to accept any offer at all if you don’t want to.


3. Your property is marketed heavily on hundreds of property websites including Rightmove, Globrix, Home, Zoopla, FindaProperty and PrimeLocation - 92% of people now search for their new home online. We have a database of Investors ready to buy now. We also use local newspapers and our impactful For Sale boards. We can do the viewings, or you can – you decide.


4. We only deal with proceedable buyers. If they don’t have either cash, or a deposit and finance arranged, or they need to sell a property first, they can’t view. Wherever possible we arrange block viewings to create a “buzz”.


5. Once you’re happy with an offer, we manage the process through to completion. To sell your house quickly through the A Quick Sale online Estate Agency, we suggest you use the solicitors on our panel who work to the timescales we demand.

 

 

In the current climate you need to be realistic about the value of your property and recognise that those Buyers able to proceed have a lot of choice. If you need full market value for your property, and are not living there, or are able to move out, there's another alternative - Rent to Buy. This works as follows:

 

  • We agree a sale on your property with someone who is happy to rent now, and buy in the future using our Rent to Buy scheme.
  • They move in and pay rent, just like an ordinary tenant.
  • However, they also pay a monthly sum into a secure trust account which builds up a deposit fund for when they buy. 
  • When they buy, typically after five yearsm they pay the pre-agreed price (full market value) and convert from being a Tenant to a Home-Owner.

 

The other advantage of selling your house using our Rent to Buy scheme is that you'll benefit from the rental income until such time as the tenant actually buys the property.

 

"Tenant-Buyers" are typically professional people who in a more normal market would have no problem getting on to the property ladder. They are fully vetted and must have a Home-Owning Guarantor. It's a win-win situation - you can move on with your life, you ultimately achieve full value, and the Buyer can achieve their dream of home ownership.
